What Was Built Here
Grayson is the outlier in our coverage area, and it's worth saying plainly before anything else. Across our wider service territory the median house went up in 1978, with stock running from 1951 clear through 2012. Grayson pulls that curve hard toward the recent end - the median build year here is 2012, and with 1,223 households in this pocket, most of what we're called out to is nowhere near 50 years old. That matters for garage doors more than almost anything else about a house. A door and opener installed in the last decade or two is a different animal from the one-piece slab doors and original torsion hardware we see on the older side of our territory. Median household income here runs $125,704, well above the $70,625 figure for the service area as a whole, which also tends to track with higher-spec doors going in originally - insulated steel sections, better weatherstripping, heavier-duty openers - rather than the builder-grade basics that went into older subdivisions decades back. We don't guess at a house's age when we quote a job, but knowing the general build era of a neighborhood changes what we expect to find before we ever open the truck.
What We Will Not Take On
If your door or opener is still under the builder's or manufacturer's warranty, we're not the right call - reach out to whoever installed it first, because our work on it can void coverage you're entitled to. That comes up more here than in older parts of our area simply because more of these doors are recent enough to still be covered. We also won't fabricate custom panels or source obscure discontinued parts; if a part isn't something we can get through normal supply channels, we'll tell you straight rather than stringing out a repair that should just be a replacement. And we don't do structural header or framing work - if the opening itself is out of square or the header's compromised, that's a carpenter's job before it's a garage door job. None of this is unique to Grayson, but it's worth saying here because newer homes tend to mean more warranty questions and fewer
